Move-In/Out Guidelines

To ensure a smooth and secure moving experience:

1. Booking Your Time

  • Schedule your move-in or move-out time with Property Management in advance.
  • You will be assigned a specific time slot to help keep the process organized.

2. Unloading Your Items

  • During your scheduled time, promptly unload your belongings in the move-in/out area.
  • Once your items are inside, close the door(s) to secure them before continuing your move.

3. Parking

  • After unloading, please move your vehicle to a designated parking area to keep the move-in/out zone clear for other residents.

4. Responsibility for Items

  • You are responsible for removing all your items from the move-in/out area once finished.
  • Property management is not responsible for lost or stolen items, so please ensure the area is cleared.

Following these steps helps ensure a smooth, organized move for everyone.

Suite Comfort & Living Tips

Hot Water & Plumbing:

It may take a few moments for hot water to reach your taps, especially during peak hours. This is normal in multi-residential buildings.

If you note that you are having to wait for more than 3 minutes for your water to warm up or get hot, please contact your property manager.

Appliance Break-In Period:

New appliances may have mild odors or make unfamiliar sounds during initial use. This is temporary and should resolve after the first few uses. Note each designated "warm up period" in the provided manuals, if issues persist past that time-frame, please contact your property manager.

Washer & Dryer Use:

Use high-efficiency (HE) detergent only. Using too much detergent can affect performance and may cause leaks or odors. We swear we're not secretly partnering with these appliance brands, this is a tip to help keep your appliance running smoother for longer! Think of it like using the right fuel for your car!

Noise Awareness:

Sound travels differently in concrete and wood-frame buildings. Some everyday sounds from neighboring suites or common areas are normal.

Note: please be mindful that things like low frequency sounds such as music/movie bass from speakers and TV's travels through walls easier.

Window Operation:

Keep windows closed during extreme cold or heat to help maintain indoor temperature and prevent condensation. This also keeps your thermostat from over working your suites heating and AC, saving you on your bills!

Condensation Control:

During colder months, condensation on windows can occur. Use your HRV system and bathroom/kitchen fans to reduce moisture.

Power & Breaker Panel:

If a plug or appliance stops working, check your suite’s breaker panel first, it may simply need to be reset. If this still doesn't work... use a flashlight to grab your midnight snack instead. Or contact your property manager,

Lighting & Bulbs:

Light fixtures use specific bulb types. If replacing bulbs, ensure the correct size and wattage to avoid damage. If you cannot find the correct info, contact your property manager. We are happy to help!

Floor Care:

Use felt pads under furniture to protect flooring and avoid abrasive cleaners. It saves everyone money.

Building Amenities & Shared Spaces

Rooftop Patio

Our rooftop patio offers stunning skyline views of downtown Calgary, fireplace table, lounge chairs, dining areas, a flex room and BBQ area;

making it the perfect place to relax, socialize, or enjoy the vibrant cityscape.

BBQ Area:

Available year-round and can be booked using your 1Valet app. Please clean the BBQ and surrounding area after use and replace the cover once cooled. If the BBQ requires additional maintenance, notify property management promptly.

Patio Furniture & Clean-Up:

Residents are responsible for cleaning up after themselves and their guests. This includes removing garbage, wiping down tables or BBQ equipment, and returning furniture to its proper place. Failure to clean up after use may result in a chargeback for additional cleaning costs. If you notice furniture that is damaged or excessively soiled, please report it to property management so it can be addressed promptly.  It might be hard to believe; But OPUS wants to ensure a clean and high quality environment for you!

Hours

The rooftop patio is open from 7:00 AM to 10:00 PM.

Quiet hours are in effect from 10:00 PM to 7:00 AM.

Residents are expected to respect these times to avoid disturbing neighbors. Please don't be that one neighbor.

No Smoking or Vaping:

Smoking and vaping are strictly prohibited on the rooftop patio, including e-cigarettes and cannabis products. If you're gonna ignore your doctor, do it somewhere else!

Thank you for helping maintain this shared space for everyone’s enjoyment. You're the best.

Pet Policy

At The Nines, we love pets and the joy they bring! Our goal is to create a welcoming environment for all residents and their furry (or feathered or scaly!) companions while maintaining a harmonious living experience. To keep things safe and enjoyable for everyone, please follow these guidelines:

1. Pet Approval

  • All pets, including dogs, cats, and exotic animals, must receive prior approval from property management before moving into your unit.
  • There are no breed or size restrictions, but approval is required for every pet.

2. Monthly Pet Fee

A monthly pet fee applies: $50 per month for dogs and $35 per month for cats.

3. Responsible Pet Ownership

  • Pet owners are required to promptly clean up after their pets, both inside and outside the building.
  • Failure to do so may result in disciplinary action.

By following these guidelines, everyone—residents and pets alike—can enjoy a safe, clean, and happy community.

Amenities

The Nines features a secure parcel room for residents to safely receive packages. When a package arrives, you will be notified via the 1Valet app, so you know exactly when it’s ready for pickup.

Please retrieve your parcels promptly and handle them responsibly to ensure the parcel room remains organized and accessible to all residents.

If you experience any issues with a delivery, such as a missing [package or a delay, please contact the delivery company directly to resolve the matter. Property management is happy to assist but the delivery company is responsible for the package itself.

Bike Storage & Using the Saris Bike Trac

The Nines offers secure bike storage for all residents, including indoor racks and front-of-building spaces. To help keep bikes safe and organized, please use the storage areas properly.

For bikes stored on the Saris Bike Trac system, follow these steps to ensure your bike is secured safely:

  • Position the Bike: Tip your bike onto its rear wheel so it is ready to lift.
  • Lift and Hook: Gently lift the front of the bike and hook the front wheel onto the designated hook on the Saris Bike Trac.
  • Secure for Safety: Lower the bike fully and engage the safety bar to keep your bike securely in place.

Following these steps ensures your bike stays safe and prevents damage to the bike storage system. Please do not leave bikes unsecured or in areas that block other residents’ access.

Pet Wash

The Nines will soon feature a pet wash area conveniently located within the bike room. This space is designed for residents to clean their pets after walks or outdoor activities, making it easier to keep your suite clean and comfortable.

To ensure the pet wash area remains pleasant and accessible for all residents, please be considerate: clean up after yourself, dispose of waste properly, and leave the space tidy for the next user. Following these simple steps helps everyone enjoy this amenity safely and efficiently.

Parking:

If you are leasing a parking stall at The Nines, you will be provided with a parking pass and assigned a specific stall. This ensures that you have a consistent and convenient space for your vehicle at all times.

Please display your parking pass clearly at all times while parked in your assigned stall. This helps avoid any issues with parking enforcement and ensures that all residents can enjoy organized, hassle-free parking.

Flex Area:

The Flex Area is a versatile space available for residents to book for activities or gatherings. To ensure everyone can enjoy this shared space, please follow these guidelines:

1. Booking

  • Reserve your desired date and time through your 1Valet app in advance to secure the space.

2. Cleanup

  • After using the Flex Area, clean up thoroughly and remove all garbage.
  • This includes cleaning any BBQ equipment, wiping up spills, and disposing of food waste properly.

3. Respect Quiet Time

  • Be mindful of other residents during designated quiet hours.
  • Ensure your activities do not disturb neighbors.

Following these guidelines helps keep the Flex Area enjoyable and accessible for all residents.

Storage Lockers:

The Nines offers secure storage lockers for residents who need extra space to store personal belongings safely and conveniently. These lockers are available for a monthly fee and are designed to provide peace of mind while keeping your items organized and protected.

If you are interested in renting a storage locker, please contact property management. We can provide information on availability, pricing and the process for reserving a locker.

Helpful how-to videos and guides for select amenities (such as the parcel room and flex spaces) will be added to the Resident Portal soon.Shape
